A familiar Park City hotel has officially reopened with a new name, a new look and a new place in Marriott International’s Tribute Portfolio.

After an eight-month renovation, the former Park City Peaks Hotel has relaunched as Hotel Thaynes, completing a full renaissance of the centrally located property.

The 128-room hotel is now part of Marriott’s boutique Tribute Portfolio collection, a group of independently branded hotels with distinctive design identities. Managed by Lodging Dynamics Hospitality Group and purchased in 2022 by Property Reserve Inc., the investment arm for The Church of Jesus Christ of Latter-day Saints, the property underwent a $21 million transformation that updated every part of the building — from guest rooms and amenities to gathering spaces and the lobby.

Park City Peaks Hotel, the property’s previous identity, acknowledged the transition in an August social media post thanking the community for “all the unforgettable memories” made over the years. The reopening under the Hotel Thaynes banner marks the next chapter for the longtime lodging fixture.

The hotel’s new name draws from the Thaynes Canyon mining district and the historic three-mile mineshaft that once housed an underground ski lift, a piece of Park City lore that owners and designers used as a central theme.

“That was the whole inspiration of the old Park City and the new Park City,” said co-owner Josh Brandon. “That, to us, was the epitome of old and new: the train car that took you up to the ski lift. And so everything here is kind of old and new.”

Like the finishes in the lobby, weathered wood columns wrapped at the base with stitched leather. Or collage art using vintage, black-and-white images layered on modern colored photos.

The hotel’s website describes the concept as “inspired by our mountain roots and crafted for today’s adventurer.”

The renovation, Brandons said, began in April and grew in scope as the team refined its vision.

“We were supposed to renovate in year two, but it got bigger and bigger,” he laughed, describing the challenge of updating what he called an “’80s Ramada” into a boutique property.

That included restructuring the lobby to have vaulted ceilings throughout and building an event space in the back courtyard to replace the former “tent” setup.

“Everything in the room is new,” said Area General Manager Tom Underwood, from furniture to carpets. The project added a second elevator, upgraded the hybrid indoor-outdoor pool and two hot tubs, a sauna, a steam room and new firepit areas with a hand-painted mural. They also converted a former meeting room into a brand-new fitness center, with all-new gym equipment.

Underwood, who has previously managed boutique hotels, said it’s an experience that more and more guests are searching for. But having the Marriott name adds a lot of value.

“When you stay in a Marriott or Hilton, you know what you’re going to get, so a lot of people like that,” he said. “The Tribute collection, kind of like the Autograph Collection, you get the benefits of the brand and you know what to expect, but they’re all individualistic. No Tribute’s the same.”

Brandon said the plan was always to align with the Marriott brand, citing his own experience working for the company in the past. The rebrand couldn’t have come at a better time, he said, as Park City has become more of a year-round destination over the last few years.

“Historically summers were like 50% occupancy, now you’re going to get 80, 90% which is good. People are seeing that there’s a lot more Park City than just skiing, which we love, because we feel the same way,” he said. “You’re here in an incredible ski destination, 40 minutes to anything else you want to go to. So as a hotel owner, that means there’s more than just ski. We can be successful year round.”

Hotel Thaynes sits minutes from Park City Mountain Resort and Deer Valley Resort, with shuttle service to both mountains and to Main Street, Underwood said.

Not much is changing at their restaurant, Versante Hearth + Bar, a favorite of the hotel’s neighbors, Underwood said. Aside from the addition of breakfast, the restaurant will continue to serve its wood-fired pizzas, pastas and seasonal menus.

“Come and see it. Come and try it. Because, again, it’s going to be a different experience than you can get at one of the big hotels or most places here,” Brandon said. “It’ll be an experience that I would say is an approachable luxury.”
