I am writing today to express my grave concerns regarding the recent approval (Feb. 14) by the Planning Commission of the 220 King Road Plat Amendment, Conditional Use Permit and Steep Slope Conditional Use Permit, which were reviewed (April 30) by the Appeal Panel. I believe the approval process was rushed under undue pressure from the applicant, which compromised its ethical integrity. The Planning Commission should have either taken more time to deliberate or outright rejected the application in light of this pressure. I think the design’s reliance on steep slopes renders it inherently flawed and hazardous, warranting its rejection. Moreover, the placement of the structure above Old Town should violate code and I believe poses significant safety concerns, further justifying rejection.

I also believe the mass and scale of the proposed development clash with both the general plan and the historic character and guidelines of our city, which are essential for preserving our cherished Old Town atmosphere. This incongruence renders both the design and location fundamentally flawed and unsuitable for approval.

Additionally, I think the proposed development might encroach upon environmentally sensitive lands, exacerbating its deficiencies and providing additional grounds for rejection.
